A Residential Development Opportunity
Kāinga Ora is pleased to present an opportunity for development partners to purchase and develop Stage 5 superlots in the Northcote Development. Stage 5 comprises of three superlots with a total area of 13,435m2 (1.34Ha) and supports a yield of approximately 230 homes.
Respondents are invited to submit proposals for one or more of the superlots described in the offer.
Stage 5 Summary
- 3 market superlots
- Total area of 13,435m2
- Supporting a yield of approx. 230 homes
- 50% of homes to be KiwiBuild/affordable housing
- All new homes to achieve Homestar 6 rating
- Homes to comply with the Kāinga Ora Design Guidelines which can be viewed at www.kaingaora.govt.nz/publications/design-guidelines/
- Sites are zoned THAB Terrace Housing and Apartment Building
- Handover of sites from late 2021
How to Respond
Respondents are invited to submit proposals for one or more of the superlots described in the offer. It is intended that a shortlist of respondents will be selected for final selection.

Selection Process
- A shortlist will be selected in late December 2020
- The final purchaser/s selection is expected to be made in early February 2021
